    Notizen: In experimental whiteware coatings comprised of zircon pigment and multi-oxide silicate glass frits that incorporated ZrO2, the quantity, size, and morphology of zircon that precipitated during “fast-firing” were mainly dependent upon the ZnO, SrO, and Al2O3:alkali levels. In these frits, little or no zircon pigment dissolution occurred, and zircon crystallization was nearly complete by 1000°C. Microstructures of the coatings were consistent over a range of peak firing temperatures from 1000° to 1100°C. Fritted ZnO in these coatings stimulated zircon crystallization and produced high opacity. Replacing ZnO with SrO in the same frits prevented zircon from precipitating and resulted in transparent coatings. In frits without ZrO2, significant zircon pigment dissolution and crystallization of calcium-based silicates occurred during firing. In these unstable coatings, crystallization and dissolution increased from 1000° to 1100°C and produced a range of microstructures. Raising the Al2O3:alkali ratio caused frits with ZrO2 to precipitate more zircon, and frits without ZrO2 to form less of the calcium-based silicates and dissolve less pigment.

    Notizen: Nuclear power plants can theoretically influence property values through a number of different channels. The public perception of risk associated with the potential hazard from the operation of a nuclear reactor and the storage of nuclear waste may lead to lower bids on properties in close proximity to the plant. In contrast, workers at the plant may be less concerned with any potential hazards, and may actually value being in proximity to the workplace. Hence, one cannot a priori sign the distance gradient of homes in the vicinity of a nuclear power plant. In this study, a hedonic model coupled with geographic information system (GIS) techniques is used to estimate housing price surfaces around two nuclear power plants in California. The use of GIS software allows more potential influences to housing prices to be accurately incorporated than previously included in hedonic studies. Based on the evidence from the plants chosen, these findings do not support the contention that negative imagery surrounding nuclear power plants or stored nuclear waste has a significant detrimental influence on residential home prices in the immediate vicinity of these facilities.

    Notizen: The purpose of this paper is to investigate the impact of locational and individual characteristics upon interstate retiree migration, particularly in state-level public policy variables. Data regarding the characteristics of individual movers are drawn from the 1990 US. Census of Population and Housing 5% Public Use Microdata Sample. The household data are merged with location-specific attributes including both natural amenities and local fiscal variables. Three specifications of the model are estimated. The “push” model analyzes the impact of origin characteristics upon migration between states, while the “pull” model demonstrates the influence of destination characteristics upon interstate migration. The final specification is the “difference” model, which measures the actual changes in site characteristics experienced by migrants in their location decisions. The results indicate that both personal and locational characteristics are important factors determining the decision of elderly migrants to change their state of residence. While there is some limited support for the push and pull specifications, the difference model is found to provide the best overall fit.

    Notizen: The quality of public schools is often cited as an important attribute which distinguishes a community. Indeed, a recent public opinion poll conducted by the California Public Education Partnership indicates that residents rank improvements in public education higher than such high profile issues as environmental quality and crime reduction. In order to explore the role of educational quality in determining residential property values, a hedonic housing price model is used on a large sample of homes which sold within Fresno County in California over the period 1990-1994. After controlling for a wide range of housing characteristics and neighborhood features, the findings indicate that the school district does significantly influence the real sale price. Then the relative importance of inputs into the production of educational services is investigated as compared to output measures of productivity. These findings suggest that both input and output measures are important. However, elasticity estimates of input measures tend to be higher than those of output measures, with the average class size by far the strongest influence. There is some evidence to suggest that the benefits of additional teachers likely outweigh the costs. Finally, the findings suggest that attributes of schools are more highly valued by local residents than either crime or environmental quality measures within the community.

    Notizen: In this paper, we use a two-stage intercity hedonic model to estimate household demand for public safety. This approach is shown to readily address the identification problem inherent in the hedonic model. Data from the 1980 Public Use Microdata Sample are used to estimate a willingness-to-pay function for the public-safety good. Income is found to be the primary determinant of willingness to pay. Indeed, the influence of income outweighs the combined impact of family life-cycle considerations.

    Notizen: There are several hypotheses why urban scale affects wages. Most focus on agglomeration economies that increase labor demand, especially for high-skilled workers (e.g., dynamic externalities stress knowledge transfers, and imply the urban wage gap favors skilled workers). Others stress urban amenities that increase labor supply and decrease wages. Amenities should have a stronger influence on affluent households if they are normal goods. By examining whether urban-scale affects net returns to education, it can be determined whether skilled workers are influenced more by urban productivity or amenities. Empirical results suggest net returns to education decline with urban scale, implying a key role for urban amenities in affecting skilled workers.

    Notizen: This study analyzes personal and site characteristics in a model of intraMSA and interMSA mobility. Households are assumed to choose a single type of move, intraMSA or interMSA, while simultaneously choosing a central city or suburban destination. We demonstrate that a nested logit model is appropriate on both theoretical and empirical grounds. The sample consists of intrametropolitan and intermetropolitan movers drawn from the 1990 U.S. Census PUMS. Personal characteristics drawn from the PUMS are matched to numerous site characteristics (climatic measures, other amenities, state and local fiscal characteristics, and other urban quality measures) drawn from a variety of sources. Nested logit direct and cross elasticities are presented for a number of site attributes.
